Home Loan Documents Required

The documents needed for home loan depend on the lender, your applicant type (salaried or self-employed) and the loan product. The checklist below covers the documents lenders commonly request — it is indicative and not exhaustive.

Standard KYC documents

• Proof of identity: PAN Card (mandatory for most loans)
• Proof of identity (any one): Aadhaar, Passport, Driving License, Voter ID
• Proof of address (any one): Aadhaar, utility bill, bank statement, rent agreement
• Recent passport-size photographs

Income documents (salaried applicants)

• Latest 2–3 salary slips
• Bank statement of salary account for the last 3–6 months
• Form 16 or IT returns for the last 1–2 years (where required)
• Employment proof/confirmation letter (if requested)

Business documents (self-employed / business owners)

• Business registration proof: Udyam/MSME certificate, GST registration, trade licence
• Bank statements of the business account for the last 6–12 months
• Income tax returns and financial statements for the last 2–3 years
• Balance sheet and profit & loss statement (for companies/LPs)
• Additional documents by business type:
  • Proprietorship: PAN + Aadhaar of proprietor, business proof
  • Partnership: Partnership deed, KYC of partners
  • Pvt Ltd / LLP: COI/MOA/AOA/LLP incorporation deed, board resolution if required

Property documents (for secured / property-backed loans)

• Title deed / sale deed of the property
• Sanctioned plan and building approval (for home loans)
• Property tax receipts
• Encumbrance certificate for the last 13–15 years (in case of LAP)
• Khata / layout approval documents
• Patta / occupancy certificate where applicable
• Valuation of property (lender arranges through empanelled valuers)
